First phase of Oxford’s new 1 million sq. ft lab district begins

Laing O’Rourke will begin the initial phase of Oxford North’s £700 million new innovation district, with the aim of completing by the second quarter of 2025.
Phase 1a includes the 43,500 sq. ft (4,041 sq. m) Red Hall accommodating science and innovation starts-ups and SMEs and additionally two 115,000 sq. ft (10,683 sq. m) laboratory buildings.
Overall, Oxford North plans to create 1 million sq. ft (92,903 sq. m) of laboratory and workspaces, 480 new homes, hotel, nursery, cafes, bars, three public parks and infrastructure.
Phase 2 of the plan recently approved by the city council, will feature a further three new laboratory buildings, which total 458,000 sq. ft (42,549 sq. m).
Martin Staehr, director of building at Laing O’Rourke, said: “We are proud to be part of this prestigious project to create a world-class science and research district. We will combine our experience of modern methods of construction and knowledge of this specialist sector to create carbon-efficient laboratories and workspace along with amenities.
“We will also provide employment and create training opportunities for people living in and around Oxford.”
Oxford North Ventures, the joint venture company of Thomas White Oxford, the development company of St John’s College, Cadillac Fairview and Stanhope, has entered into a contract with Laing O’Rourke as its construction partner to deliver phase 1a.
The firm’s agreement includes employment and training opportunities including support for 13 new apprentices, with additional education outreach and volunteering provision. Much of the manufacture and critical components quality check will be performed off-site at Laing O’Rourke’s East Midlands factory, reducing build time on site and it claims, improve quality, sustainability and worker safety. Components will use low carbon concrete in accordance with Oxford North’s sustainability commitments.
